Inventory of Homes for Sale in Spanish Fork Utah is Declining!

Spanish Fork Utah is down to 314 Homes for Sales

The number of homes for sale in Spanish Fork, Utah is declining along with the number of homes for sale in Utah County.  The number of homes for sale in Utah County has dropped to a staggering 2978 homes for sale.  This is the lowest level of homes for sale in over five years.  The chart below represents the number of active homes for sale each month in Utah County over the past five years.  Notice the purple line.  This is the number of homes available in 2011.  This line has been sharply charting down.  Buyers are buying because of low interest rates, amazing deals on bank repos, hud homes and short sales.  Many of the best buys are gone and the market is starting to show some life after five years of being pounded.

Inventory is Declining in Mapleton and Payson

The declining inventory trend is also occurring in Mapleton and Payson.  The number of homes for sale in Mapleton is down to 65 and the number of homes for sale in Payson has declined to 109.  This is a very positive sign for those that are wanting to sell and have been waiting for the market to stabalize.

The population of Spanish Fork is about 33,000. The population of the city continues to grow and homes continue to sell. Many people think that the market is so terrible that homes are not selling. I sold 68 homes through Utah County in 2011 and a little over half of these homes were bank foreclosures, short sales and HUD homes. Homes are selling and the real estate market is much better than many think. Most buyers in the market today have actually saved some money. They typical buyer has saved between 3-5% down on a home.

In years past many buyers showed up on my door step without a penny and demanded to buy a home. They felt like it was their right to own a home for living in America. They were often in debt. It was puzzling that the banks would loan them money. We now know the damage those buyer’s, banks and politicians have caused on the real estate market in Spanish Fork, Utah County and our Country.

The recession has created the best buying opportunity for the people that have saved money. I am afraid times have changed. Basically, If you can’t save money for a down payment you can’t have a home. I hope the time comes when we will clear out the inventory on these short sales and bank foreclosures in Spanish Fork. Bank Foreclosures in Spanish Fork Utah: 24% of Homes SOLD in 2011

Bank Foreclosed Homes Continue to Rise in Spanish Fork, Utah

Spanish Fork Utah had 378 homes, condos, townhomes and twinhomes SOLD in 2011.  These homes consisted of Bank Foreclosures, Short Sales, HUD Homes, Fannie Mae and Freddie Mac Homes.  The 378 homes included the typical residential seller in Spanish Fork that was not experiencing a distressed situation.  89 of the homes sold in 2011 were bank foreclosures.  This is 24% of the total amount of homes sold in Spanish Fork, Utah.

Approximately, 25% of the homes sold in  Orem were short sales in 2011.  Team Teasdale Realty sold several short sales and bank foreclosures in Spanish Fork, Utah.

I have crunched some numbers to see how the bank foreclosures in Utah County compare to one another.  The most stable city is Orem and the least stable is Springville.  Spanish Fork is about average compared to the other cities in Utah County.

21% of the homes sold in Orem, Utah in 2011 were bank foreclosures.
22% of the homes sold in Lehi, Utah in 2011 were bank foreclosures.
22% of the homes sold in Provo, Utah in 2011 were bank foreclosures.
23% of the homes sold in Mapleton, Utah in 2011 were bank foreclosures.
24% of the homes sold in Spanish Fork, Utah in 2011 were bank foreclosures.
28% of the homes sold in Springville, Utah in 2011 were bank foreclosures.

It is hard to imagine that half of the homes sold in Spanish Fork, Utah were either bank foreclosures and short sales.  The amount of bank foreclosures and shorts sales will continue into 2012.  In speaking with many of the Realtors that represent the banks in Utah County they have made it clear the inventory will continue to climb.

If the supply of bank foreclosures and short sales continue to climb into 2012 then prices will also decline.  I think the prices will either stabilize or go down around 2% in Spanish Fork in 2012.  Prices will certainly not go up.  However, the interests rates are awesome at around 4%.  It still makes sense to buy a home in Spanish Fork even if prices slightly fall.  Prices have been falling for five years and catching the exact bottom will be very difficult.
